 E’ situata nelle colline della Maremma Grossetana a ca. 10 km dal paese di Istia d’Ombrone e a circa 15 minuti dalla città di Grosseto in posizione centrale per raggiungere in poco tempo mare, montagna, parco naturale della Maremma, scavi etruschi e terme di Saturnia. Offre ospitalità in tre appartamenti ciascuno con soggiorno, angolo cottura, 2 camere, bagno, divano letto singolo e portico esterno, completamente indipendenti l'uno dall'altro con ognuno un ampio giardino. I tre appartamenti, vengono affittati tutti insieme e formano una grande villa di circa 310 m² adatta per 13/16 persone. Poco distante dal fabbricato, immersa negli olivi secolari, vi è la piscina ovale (12x6m; profondità 1,4m).
Poiché il casale è stato costruito su un terreno terrazzato, ciascun appartamento ha l’ingresso a piano terra.
- Il primo appartamento (di circa 85m²) ubicato in basso a destra dispone di soggiorno con angolo cottura, lavastoviglie e camino in mattoni. Entrati in soggiorno, a sinistra si trova la prima camera matrimoniale con all’interno il bagno con doccia (con lavatrice). Si accede alla seconda camera matrimoniale passando dalla prima camera matrimoniale. Comunque entrambe le camere hanno una porta-finestra per accedere direttamente all’aperto. Un ampio porticato d’angolo permette di far colazione o cenare all’aperto.
- Sul retro del primo appartamento si trova il secondo appartamento molto simile al primo ma leggermente più piccolo (circa 75 m²). In soggiorno vi è l’angolo cottura, la lavastoviglie un camino e un tavolo toscano con sedie. Dal soggiorno si accede al bagno con doccia (con lavatrice) ed anche alla prima camera con un letto singolo. Dalla camerina, per mezzo di una porta, si accede alla camera matrimoniale. Comunque entrambe le camere hanno una porta-finestra per accedere direttamente all’aperto. L’appartamento ha un porticato d’angolo che offre agli ospiti la possibilità di mangiare all’aperto.
- L’appartamento più grande si trova sulla sommità della collina. Misura circa 150 m². Un gazebo poco distante dall’ingresso permette agli ospiti di mangiare all’aperto.
L’appartamento si compone di un ampio soggiorno con angolo cottura (è presente la lavastoviglie) separato da una ampio arco in mattoni sovrastato da un muro in pietra. Un secondo arco in mattoni conduce al salotto con camino e, da qui per mezzo di una porta-finestra, si può accedere al loggiato che offre una bella vista sulla campagna toscana. Dal salotto, per mezzo di una porta, si accede ad un piccolo corridoio dove si affacciano gli ingressi delle due camere matrimoniali (una al suo interno dispone anche di un letto a castello) e dei due bagni (uno con doccia e l’altro con vasca-doccia).
I cani sono ben accetti e, accompagnati dai loro padroni, hanno a disposizione vari percorsi per passeggiare.
I bambini hanno a disposizione per giocare una zona con l’altalena ed il biliardino (calcio balilla).
La Masseria è veramente un paradiso dove vorrete ritornare ogni anno. |

 This house is located on the Maremma Grossetana hills, about 10 km from the village of Istia d’Ombrone and about 15 minutes by car from the town of Grosseto. It is in a strategic position from which you can easily reach the seaside, the mountains, the Maremma Natural Park, some Etruscan ruins and the Saturnia Thermal Waters. It has three flats, each with a living room, a cooking area, 2 bedrooms, a bathroom, a single sofa bed and a porch. The flats are totally independent and all have a large garden each. The three flats are let all together as they form a large villa of about 310sqm suitable for 13/16 people. The oval swimming pool (12x6m and 1.4m deep) is not far from the building and is surrounded by very old olive trees.
As the house has been built over a terraced ground, each flat has its entrance on the ground floor.
-The first flat (about 85sqm) is in a lower position, on the right, and has a living room with a cooking area, a dishwasher and a red brick fireplace. From the living room, on the left, you get to the first en suite double bedroom (with a shower and a washing machine). This room opens into the second bedroom. However, the two bedrooms have a French window opening into the garden. A large corner porch allows guests to have meals outside.
-The second flat is at the back of the first. They are very similar, although the second is a bit smaller (about 75sqm). There is a cooking area in the living room, a dishwasher, a fireplace and a Tuscan table with chairs. You get to bathroom with a shower (and a washing machine) and to the first bedroom (with a single bed), from the living room itself. A door, in the small bedroom, leads you to the double bedroom. However, the two bedrooms have a French window opening into the garden. A large corner porch allows you to have meals outside.
-The largest flat is on top of the hill. It is about 150sqm. It has a gazebo, not far from the entrance door, which allows guests to take meals outside.
The flat has a large living room with a cooking area (and a dishwasher) which is separated by a large red-brick arch in a stone wall. Another red-brick arch leads to a living room with a fireplace. From this room, through a French door, you can get to the porch which has a beautiful over the Tuscan countryside. A door, in the living room, leads to a narrow corridor where the two double bedrooms doors open. One of the bedrooms has also a bunk bed. Also the two bathrooms doors are along this corridor. One of the bathrooms has a shower. The other has a tub-shower.
Dogs are welcome and, with their owners, they can enjoy beautiful walks along the several paths.
Children have an area, with a see-saw and a table soccer, where they can safely play.
“La Masseria” is an Eden where you will surely want to go back every year. |

 In den Hügeln der Maremma von Grosseto, ca. 10 km von Istia d’Ombrone, ca. 15 Min. von der Stadt Grosseto entfernt und im Zentrum, um in kurzer Zeit Meer, Berge, neutraler Naturpark der Maremma, etruskischen Ausgrabungen und die Terme der Saturnia zu erreichen, finden Sie „La Masseria“.
Sie bietet Ihnen drei Wohnungen, unterteilt in je einem Wohnraum, Küchenzeile, zwei Zimmer, Bad, Einzelsofabett und externer Portico, alle vollkommen unabhängig unter- einander doch jede mit einem gossen Garten. In der Nähe des Hauses, inmitten von Oliven, befindet sich das ovale Schwimmbad (12 x 6 m; Tiefe 1,4 m). Auch wenn es drei Wohnungen sind, werden alle zusammen vermietet. Es ergiebt sich eine große Villa mit 310m2 und beherbergt 13 bis 16 Personen.
Da das Haus auf einem terrassierten Grundstück gebaut wurde ist der Eingang jeder Wohnung
ebenerdig.
- Die erste Wohnung (ca. 85m2) befindet sich unten rechts und hat ein Wohnzimmer, eine Küchenzeile mit Geschirrspühlmaschine und einem Backsteinkamin. Links vom Eingang befindet sich das erste Doppelschlafzimmer mit integrierter Dusche und Waschmaschine. Durch dieses Schlafzimmer kommt man ins zweite Doppelschlaf-zimmer. Beide Zimmer haben eine Balkontüre, die ins Freie führt. In einem weiten Eckportico kann man gemütlich im Freien frühstücken oder zu Abendessen.
- Hinter dieser Dieser befindet sich die zweite, etwas kleinere Wohnung (ca. 75 m2). Sehr ähnlich der Anderen hat sie ein Wohnzimmer mit integrierter Küchenzeile, Geschirrspühl-maschine, einem Kamin und einem toskanischen Tisch mit Stühlen. Vom Wohnzimmer aus kommt man in die Dusche (mit Waschmaschine) und einem Einbettzimmer. Von hier aus wiederum gelangt man durch eine Tür in ein Doppelzimmer. Auch hier haben beide Zimmer eine Balkontür, wo man in ein Eckportico kommt, wo man im Freien essen kann.
- Die grösste Wohnung befindet sich zuoberst am Hügel (ca. 150 m2). Ein Gazebo erlaubt auch hier den Gästen im Freien zu essen.
Diese Wohnung hat ein weites Wohnzimmer mit einer Küchenzeile und Geschirrspühler. Durch einen Rundbogen aus Backsteinen gelangt man in ein Wohnzimmer mit Kamin und von hier aus durch eine Fenstertür auf eine Terrasse mit einer wunderbaren Sicht auf die toskanische Landschaft. Immer von diesem kleinen Wohnzimmer aus gelangt man durch eine Tür zu einem kleinen Gang wo sich zwei Türen zu den beiden Doppel-schlafzimmern (eines mit Stockbett) befinden, je eines mit Bad und eines mit Dusche.
Kinder und Hunde sind willkommen.
Für Kinder ist ein Spielplatz mit Schaukel und kleinem Biliard vorhanden, für Hunde wunderschöne Spaziergänge.
Die Masseria ist ein Paradies wo Sie immer wieder zurückkehren möchten. |
