Esclusivo – Tranquillo – Unico – Panoramico – Raffinato
Sulla parte più alta dell’antico borgo, a pochi metri dall’ingresso del Castello di Castiglione della Pescaia, in posizione panoramica (si gode della vista del paese sottostante, del mare e della pineta), sorge un gruppo di casali, denominati “Il Borgo”, che anticamente facevano parte del convento posto  accanto ad una delle due chiese con il campanile che si trovano all’interno del borgo.
In 5 minuti a piedi si è in paese e in 10 minuti al mare. Ristoranti, pizzerie, wine-bar e pubs si trovano a meno di 100-200 metri e sempre all’interno del borgo.
E’ veramente qualcosa di esclusivo avere un’abitazione in questo luogo dove è possibile estraniarsi dal caos che contraddistingue tutte le città di mare. Poter passeggiare per le piccole viuzze del borgo (Via di Mezzo, Via delle Campane, Via del Recinto e Via dell’Amore) infonde un grande senso di pace e serenità: sembra quasi di essere in un luogo dove il tempo si è fermato. Caratteristico è lo scandire delle ore e delle “mezze” (così si definiscono gli intervalli dei 30 minuti) del campanile divenuto ormai, assieme al Castello, simbolo del paese.
Nei mesi estivi e durante alcuni week-end il proprietario risiede nel casale più grande. Le tre abitazioni degli ospiti hanno l’accesso dalla strada che conduce al castello. Due abitazioni hanno un proprio ingresso con scale.

Le Calle (2+1)
Dopo aver salito 6-7 scalini vi troverete sotto ad un magnifico pergolato su cui si intreccia una grande pianta di bignonia, sempreverde che, durante i periodi estivi, abbellisce ancor di più il giardino con i suoi fiori arancioni. Di fronte alle scalette, ai piedi della recinzione che separa il giardino del proprietario da quello degli ospiti, ci sono delle alte calle.
Dal giardino si gode la vista del paese, della pineta, della spiaggia e del mare.
Nel soggiorno con angolo cottura (sono presenti forno, frigorifero con congelatore e tutto l’occorrente per cucinare) si trova un tavolo con sedie, un’antica vetrina e un divano letto per una persona.
Di fronte all’ingresso, oltrepassando il soggiorno, per mezzo di 3-4 scalini si scende nella camera matrimoniale e da qui al bagno con doccia. Tutto l’arredamento è antico. La finestra della camera matrimoniale offre lo stesso panorama che si ha dal giardino.
Nell’abitazione vi  è Sat-Tv e un impianto di aria condizionata che, in inverno, può essere usata per avere aria calda.

Il Convento (5+1)
L’ingresso di questa casa è più vicino alla chiesa del borgo. Non appena aperto il portone che dà sulla via vi apparirà una ripida scalinata: salite le scale troverete sulla sinistra la porta per accedere all’abitazione. Di fronte a questa (sulla destra)  vi è la porta dell’abitazione della figlia del proprietario (anche lei qui presente nei mesi estivi e durante qualche week-end).
Una volta entrati, a destra e dopo 2-3 scalini, troverete la cucina arredata in tipico stile toscano. Un grande camino, non funzionante, è stato adibito a piano cottura. Proseguendo, nel corridoio che porta alla sala, vi è, sulla sinistra, il bagno di servizio (piccolo ma con all’interno anche la doccia). Nella grande sala vi sono molti mobili, soprammobili, quadri, specchi, una libreria con antichi volumi ed un camino (non funzionante). Le finestre della sala offrono un meraviglioso panorama del paese e del mare di Castiglione della Pescaia. A destra della sala si trova una stanza di lettura ove’è presente un divano letto singolo e Sat-Tv. Tutti gli impiantiti, anche quelli delle due camere matrimoniali (in una delle quali è presente anche un letto singolo), sono in cotto antico; solo l’impiantito del secondo bagno è stato realizzato con materiali più moderni, ma sempre con il buon gusto dei vecchi tempi.
Il nome “il Convento” è stato scelto dal proprietario perché nei secoli scorsi questa abitazione faceva parte del convento del castello. Una parte fu ristrutturata e trasformata nell’attuale abitazione e la restante parte aspetta tutt’ora di essere ristrutturata. Chiedete pure al proprietario di mostrarvi il giardino del vecchio convento: lui ne sarà entusiasta e voi rimarrete meravigliati per la bellezza e le varietà di fiori e piante. Sia da questo giardino (di cui possono usufruire anche gli ospiti) che dal cortile della casa, si gode della vista del campanile della chiesa. Il cortile, completamente lastricato, dispone di un gazebo coperto da una pianta di glicine.

Casanella (2+2)
E’ un bilocale di 48m² ubicato sulla via della chiesa del borgo. L’abitazione non dispone di uno spazio all’aperto. Nel soggiorno con angolo cottura (sono presenti forno, fuochi, lavello, frigorifero con congelatore e tutto l’occorrente per cucinare) vi sono un tavolo con sedie e un divano-letto matrimoniale. Accanto al soggiorno vi è un piccolo disimpegno attraverso cui si accede al bagno con doccia e alla camera matrimoniale che ha un ventilatore a pale sul soffitto. Le finestre sono munite di zanzariere. L’appartamento dispone di una lavatrice.

Ogni stanza delle suddette abitazioni ha oggetti che legano il proprietario ai suoi avi ed ai ricordi del passato. Tutto è impeccabile, in ordine e prezioso.
Il proprietario accetta gli animali, ma vuole che questi non vengano mai lasciati soli in casa.

 IL BORGO Exclusive, quiet, unique, panoramic and elegant.
On the upper part of the small town, a few metres from the entrance to the Castle of Castiglione della Pescaia, with a view of the town below, of the sea and the pinewood, there is a group of houses called “Il Borgo”, which, in ancient times, belonged to the convent that was located next to one of the two churches with a steeple inside the “Borgo”.
It takes 5 minutes to walk to the village down and 10 to the sea. Restaurants, pizza joints, wine bars and pubs are less than 100-200 metres away and inside the “Borgo” of course.
Having a house there, where you can get away from the noise which is typical of all seaside resorts, is really something very special. Walking along the narrow streets of the “Borgo” (Via di Mezzo, Via delle Campane, Via del Recinto e Via dell’Amore) gives you a deep sense of peace and serenity : it looks like being in a place where time has stopped! The striking of the hours and half hours (which are called “mezze” in Italian) by the steeple clock (which has now become, together with the castle, a symbol of the town) is one of the most unique characteristics of the place.
During the summer months and some week ends, the owners stays in the bigger house. The three guest houses have their own entrance from the  street leading to the castle and two of it has got a flight o stairs.

Le Calle
After going up 6-7 steps, you will find yourselves under a magnificent pergola that intertwines with a big evergreen plant of bignonia which, in summer, makes the garden even more beautiful with its orange flowers. Opposite the small stairs, at the feet of the fence which separates the owner’s garden from the guests’, the are some tall callas.
From the garden you can enjoy the view of the town, the sea and the beach.
In the living room there is a cooking point with an oven, a fridge, a freezer and everything you can possibly need to do the cooking. There is also a table with chairs, a very old glass cabinet and a single sofa bed.
Opposite the entrance, past the living room, by going down 3-4 stairs, you get to the double bedroom and to the bathroom with a shower. All the furniture is very old. From the bedroom window you can enjoy the same view as from the garden.
There is also Sat-Tv and air conditioning which can also be used to warm the house  in winter.

Il Convento
The entrance to this house is nearer the church than the entrance to “Le Calle”. As soon as you open the big door, which is in the street, you will see a steep flight of stairs at the top of which, on the left,  you will find your house front door. Opposite your front door, on the right, there is the owner’s daughter’s flat front door. She also stays in her flat just for the summer and during some week ends.
Once you get into the flat, on the right and up 2-3 stairs, you will be in the kitchen which is furnished with typically Tuscan furniture. A large not working fireplace, has been turned into a cooking top. Along the corridor leading to the living room there is, on the  left, a small bathroom with a shower. The large living room is full of furniture, knick-knacks, paintings, mirrors, a bookcase with very old books, and a not working fireplace.
From the living room windows you can enjoy a beautiful view of Castiglione della Pescaia and of the sea. To the left of the living room there is a reading room with a single sofa bed and Sat-Tv. All the floors, even those of the double bedrooms – one of which has got also a single bed – are made with very old terracotta tiles. Only the floor of the new bathroom is made of more modern tiles, but with the same old taste.
The name “Il Convento” was chosen by the owner because in old times this house was part of the castle convent. Part of the convent was refurbished and turned into a house while the rest is still waiting to be redone. You can ask the owner to show you the garden of the old convent. He will be very happy and you will be shocked by the beauty and variety of flowers and plants. From this garden, as well as from the house courtyard, you can see the church steeple. In the courtyard, which is entirely paved, there is a gazebo with a wisteria plant as a roof.
Casanella (2 + 2)
This is a two-room flat of 48sq m located along the road leading to the village church. It does not have an open space outside. The living room has  a cooking area which includes an oven, a fridge with a freezer and all the necessary equipment to cook. There is also a table with chairs and a double sofa bed. Next to the living room, there is a small access corridor where there are the bathroom  and the double bedroom doors. The bathroom has a shower and the bedroom has a ceiling fan. All the windows have fly screens. The flat has also a washing machine.

Of the above said flats contains objects that reminds the owners of the past and his ancestors. Everything is flawless, in order and precious.
The owner accepts pets but he would like them not to be left alone inside.

 IL BORGO Exklusiv – Ruhig – Einzigartig – Panoramablick – Raffiniert
Auf dem höchsten Teil des alten Dorfes,  nur wenige Meter vom Eingang der Burg von Castiglione della Pescaia entfernt, im Aussichtlage (man genießt den Blick auf die unterliegende Stadt, das Meer und den Pinienwald) liegt eine Gruppe Häuser , genannt „Il Borgo“. Diese Häuser waren einmal Teil des Klosters, das sich neben einer der zwei Kirchen mit Glockenturm befand.
5’ zu Fuß entfernt kommt man ins Dorf u. 10’ ans Meer. Restaurants, Pizzerias, Wine-Bars und Pubs befinden sich im alten Dorf weniger als 200 m entfernt.
Es ist wirklich exklusiv ein Haus in dieser Gegend zu haben, wo man sich vom typischen Chaos einer Meeresstadt entfernen kann. Ein Spaziergang durch die kleinen Gassen des alten Dorfes (Via di Mezzo, Via delle Campane, Via del Recinto und Via dell’Amore) erfüllt mit Friede und Ruhe: es ist wie wenn die Zeit stehen geblieben wäre. Charakteristisch ist das Schlagen der halben (Mezze genannt) und der vollen Stunden des, gemeinsam mit der Burg, Stadtsymbol gewordenen Glockenturms.
Im Sommer und während einiger Wochenenden wohnt der Besitzer in dem größeren Haus. Die drei Ferienwohnungen haben den Zugang auf der Straße, die zur Burg führt. Zwei Wohnungen haben einen eigenen Eingang mit Stiegen.

Le Calle
Nach 6-7 Stufen befinden Sie sich unter einer wunderschönen Laube, auf der eine große immergrüne Bignonie wächst, die mit ihren orangefarbigen Blüten im Sommer den Garten verschönert. Die Treppe gegenüber, am Fuß des Zauns, der die Gärten des Besitzers und der Gäste trennt, befinden sich große Kallas.
Vom Garten genießt man den Blick auf das Dorf, den Strand und das Meer. Im Wohnzimmer mit Kochecke (Ofen, Kühlschrank mit Tiefkühlfach und alles zum Kochen) befinden sich ein Tisch mit Stühlen, eine alte Vitrine und ein Schlafsofa für eine Person. Gegenüber dem Eingang, nach dem Wohnzimmer, über 3-4 Stufen geht man ins Schlafzimmer hinunter und von hier zum Bad mit Dusche. Die ganze Einrichtung ist antik. Das Schlafzimmerfenster bietet denselben Blick des Gartens. Die Wohnung verfügt über Sat-Tv u. eine Klimaanlage, die man im Winter als Heizung benutzen kann.

Il Convento
Der Eingang dieses Haus ist nah an der Kirche des alten Dorfes. Nach dem Tor sieht man eine steile Treppe: die Eingangstür des „Il Convento“ befindet sich links am Ende der Treppe, rechts ist die Eingangstür der Wohnung der Besitzertochter (sie ist im Sommer und ab und zu am Wochenende da)
Einmal eingetreten, rechts nach 2-3 Stufen, ist die Küche im typischen toskanischen Stil. Ein großer nicht funktionsfähiger Kamin ist als Herd verwendet worden. Im Flur, der zum Wohnzimmer führt, ist links ein kleines Bad mit Dusche. In dem großen Wohnzimmer sind ein Buchregal mit antiken Bänden, ein Kamin (nicht funktionsfähig) und viele Möbel, Bilder, Spiegel. Die Fenster des Wohnzimmers bieten einen wunderschönen Blick auf das Dorf und auf das Meer von Castiglione della Pescaia. Rechts des Wohnzimmers befindet sich ein Leseraum mit Schlafsofa für eine Person u. Sat-Tv. Alle Böden, auch die der zwei Doppelbettzimmer (in einem befindet sich auch ein Einzelbett), sind in antikem Cotto. Nur der Boden des zweiten Badezimmers ist etwa moderner, aber immer noch im Stil der alten Zeit.
Die Name “Il Convento” ist vom Besitzer gewählt worden, weil das Haus in den vergangenen Jahrhunderten Teil des Klosters der Burg war. Ein Teil wurde restauriert und ist in die heutige Wohnung verwandelt worden und der andere Teil ist noch zu restaurieren. Bitten Sie den Besitzer, Ihnen den Garten des alten Klosters zu zeigen, er wird begeistert sein und Sie werden die Schönheit und die Vielfältigkeit der Blumen und Pflanzen bewundern. Von diesem Garten (der keine Exklusivität für die Gäste ist) sowie vom Hof des Hauses genießt man den Blick auf den Glockenturm der Kirche. Der voll gepflasterte Hof verfügt über einen mit Glyzinen bewachsenen Pavillon.

Casanella (2+2)
Es ist eine Zweizimmerwohnung von 48m2 mit Sicht auf die via della chiesa del borgo. Die Wohnung hat keinen Aussensitzplatz.
Im Wohnzimmer finden Sie eine  Küchenzeile (Backofen, Spühltisch, Kühlschrank mit Tiefkühlfach), einen Tisch mit Stühlen und ein Sofa-Doppelbett. Vom  Wohnzimmer aus kommen Sie in eine Dusche und in ein Doppelbettzimmer, das über einen Ventilator verfügt. Die Wohnung hat auch eine Waschmaschine und an den Fenstern hat es Fliegengitter.

In jedem Zimmer der obgenannten Wohnungen finden Sie  kleine Objekte, die von den Besitzern liebevoll zusammengetragen wurden und an ihre Ahnen erinnern. Alles ist tadellos in Ordnung und wertvoll.
Der Besitzer akzeptiert Tiere, aber er möchte nicht, dass sie allein zu Hause gelassen werden.
